One fixed scope for the backyard of your new home: the pool with its sunshelf, the finishes, a porcelain deck on a reinforced slab, a complete Jandy equipment pad controlled from your phone and a Bull outdoor kitchen under the lanai. Engineering and every permit fee are already in the price.

Potential advantages

A sunshelf made for lounging. 6' x 12' with an umbrella holder and its own LED light.
A porcelain deck that lasts. 1,200 sf of porcelain pavers on a reinforced concrete slab with crack membrane.
Warm water when you want it. A 125,000 BTU Gulfstream heat pump, run from the iAquaLink app with the lights and pump.
Cook by the pool. A Bull Myrtle Beach 8 ft DuraBull kitchen with grill, granite top and fridge.
Permits with no surprises. Every permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, porcelain paver within the allowance, and the kitchen granite and cabinet colors.
Optional add-ons. The privacy hedge, sprinkler bypass and new Zoysia sod are not in the total.
Site conditions. Dewatering, if the water table requires it, is not included.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction; kitchen permits can take 4 to 12 weeks.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal lets engineering start; we then confirm the finish color, the porcelain paver, the kitchen colors and any add-ons together.
